Our Work Scope

  • Management & Maintenance Services
  • Administration, Budgeting, Cost Control & Reporting
  • Despatch of monthly service charge statements, receive payments,
  • Banking of daily collection and update of FD or top-up.
  • Localization of Strategy Monitoring Update to ensure control & consistency in paying  pattern obtained monthly (with the approval of the JMB/Council).
  • PMS – Property Management Software Installation (By HBA- if needed)
  • Co-ordination with Authorities and Regulatory bodies.
  • Shall carry out & discharge all policies adopted by the JMB/Council.
  • Offer advice & suggestions to the JMB/Council on matters pertaining to Rules & Regulations.
  • Shall review & recommend House Rules & Regulations as and when necessary
  • Facilities Consultancy Services
  • 24 hours Emergency call availability for standby

A) ADMINISTRATIONS

  1. Basic accounting and daily/monthly collection and expenses report will be carried out by HBA (Accounting  & Auditing Services to be carried out by an outsourced licensed firm).
  2. Filing, maintenance of office records and despatch of monthly statement promptly (including all other daily basic duties)
  3. Reminders, updates & notices to residents will be our continuous  tool of communication

B.)  OPERATIONS

To ensure to maintain and up keep the whole facilities within the perimeter of project areas covered as follows:

  1. Security Services / Security Alarm System / CCTV System
  2. Cleaning Services
  3. Landscape Services
  4. Pest Control – Insecticide/fogging
  5. Barrier & Scanner / Scan Card System & Update
  6. Fire Fighting System
  7. Maintenance of Service Elevators
  8. Gym / Sauna / Badminton Court maintenance and management
  9. Preventive maintenance will be carried out as per schedule on electrical and mechanical equipments to avoid sudden break downs.
  10. A House Rules is created for resident as a guidance to ensure safety and security in place
  11. All major repairs and replacement of parts are to be borne by the client. Office expenses, stationeries, TNB, SAJ bills are to be borne by client.

Note:  All term contractors will be evaluated and closely monitored by MA and advise JMB/MC accordingly on their performance
